Under contract, and you want to change the house.

You’ve got an inspection window and a plan for the place — open up the kitchen, add a dormer, put an ADU in the back. Before that window closes, it’s worth knowing whether any of it is actually allowed.

What I look at

Whether the house can become what you want.

  • Zoning district and what it permits
  • Setbacks, lot coverage and height limits
  • Whether the house is already non-conforming
  • Shoreland, flood and overlay districts
  • Easements and recorded restrictions
  • Septic and sewer capacity
  • Whether your specific plan clears all of it

You get a written answer inside your inspection window. Turnaround is two business days.

Worth knowing

This is research, not a ruling.

What I give you is a well-researched read on what the ordinance and the records say. It is not a zoning determination — only the municipality can make one of those, and on anything marginal I’ll tell you to go get one before you waive your contingency.
